Townwide Property Revaluation 

Bellmont, NY — July 23, 2026 — The Town of Bellmont is conducting a town-wide property revaluation, which will begin in the Chateaugay Lake region on or around September 14, 2026. The project is being conducted to ensure that all properties are assessed fairly and equitably, reflecting current market conditions and maintaining compliance with New York State assessment standards. The revaluation process is a routine and important part of maintaining an equitable property tax system. Over time, changes in the real estate market can cause assessed values to become inconsistent with actual market values. A town-wide revaluation helps ensure that each property owner pays only their fair share of the overall tax levy based on the property's market value.

The Town has retained a data collector, Sandi Riley, to assist the Assessor with the project. Ms. Riley will begin collecting and verifying property data throughout the community. This work may include exterior property inspections, measurements, and photographs. In some cases, property owners may be contacted to schedule an interior inspection if additional information is needed. Ms. Riley will carry identification and will be clearly identifiable while conducting inspections. Residents are encouraged to cooperate with the inspection process, as accurate property information helps ensure fair and accurate assessments.

It is important for residents to understand that a revaluation does not automatically increase property taxes. The revaluation updates property values so they more accurately reflect current market conditions. Property taxes are determined by the budgets established by local taxing jurisdictions and the distribution of those taxes among property owners.

Property owners will also have opportunities to review their new assessments and ask questions before the final assessment roll is completed.

"We are committed to conducting this revaluation transparently and professionally," said Town Supervisor Sara Titus. "Our goal is to ensure fairness and accuracy for every property owner in our community. We encourage residents to stay informed and reach out with any questions during the process."

Building Permits are required in the Town of Bellmont.  Always check with the Code Officer before starting any well drilling, septic system installation, building program, or demolition project for the most current and best information.


Property owners in the Adirondack Park are reminded that a Jurisdictional Determination from the APA is needed as well as a Town of Bellmont Building Permit.
